We advised our client how to make best use of a property which contained a residential duplex and a fire-damaged medical building: keep the duplex, demolish the medical building, and create a new mixed-use residential and commercial building.  Deep into the Contract Documents Phase the real estate market collapsed and the project needed to take a new course if it was to be viable.  Firmness Commodity & Delight, LLC (FCD), our former Architect-Led Design/Build company, was the Design/Builder through which both the Architectural and Construction contracts were performed. FCD was able to reduced the overall costs of the building by 30% based on the early General Contractor-generated 2009 prices with a simplified design and solution-oriented coordination of the construction contracts.  Breaking ground with zero tenants, the building was fully leased by the end of construction.
